What is a Building Survey ? Building Surveys are a kind of ‘health check’ for buildings. Choose a building survey if you’re buying or dealing with a large, older and run down property, a building that is unusual or altered, or if you are planning major refurbishment works. A building survey will give more detailed information about the structure and fabric of the property. A building survey includes but is not limited to the following: - a thorough inspection and detailed report on a wide range of issues (more than a conventional RICS Condition report)
- a description of visible defects and potential problems caused by hidden flaws
- an outline of repair options
- aims to help you prepare budget costs for repairs or restoration
A Building Survey can actually save you money. If there are serious problems you may be in a better position to negotiate the sale price of the property or indeed allow you to make a more informed decision before proceeding any further with works or indeed purchase of the property. A building survey does not include a valuation. Remember your mortgage survey known commonly as a valuation survey, is a limited check on the property carried out by your mortgage lender to ensure it is worth the money they are lending to you.
